6-STEP PROGRESSION FLOWCHART
STEP 1
PRELIMINARY DATA COLLECTION & ANALYSIS

Upon receiving basic property information and photos, we conduct a preliminary analysis.
We evaluate year of construction, location, risk zones, and existing loan ratio to assess investment and renovation feasibility.

STEP 2
ON-SITE PROPERTY INSPECTION

We arrange an on-site property inspection to assess overall condition, including structural elements (walls, floors, roof, windows), paint, maintenance issues, and signs of leakage, moisture, or mold.

STEP 3
COMPLIANCE CHECK & ASSESSMENT AGREEMENT.

Owner orders or authorizes us to engage an LT lawyer to obtain a LIM report (if not current), view title status, cross-lease terms, and verify connected services. This avoids future legal and compliance risks for Banks/councils.

We obtain a Title Search & verify boundaries.

If needed, our compliance assessment scope includes a Preliminary Appraisal & a Preliminary Agent Appraisal.

We then present a clear scope & cost estimate covering compliance checks, documentation fees of $750 plus disbursements, and any independent assessment costs. These are treated as recoverable pre-renovation assessment costs.

STEP 4
PROFESSIONAL ASSESSMENT & COSTING

We conduct a detailed assessment of necessary maintenance, repair and/or improvement works, and their likely cost ranges.

Our assessment covers structural, exterior, interior, and cosmetic upgrades required to support the desired valuation uplift and sale strategy.

We also obtain a Real Estate Agent Market Assessment and current market feedback to support a realistic renovation value path.

STEP 5
INVESTMENT FEASIBILITY & FINANCE SELECTION

We present a consolidated feasibility report. Based on numbers, owner chooses funding path:
A) Self-fund,
B) Refer to our loan partner 'Plus Finance' for a tailored reno/marketing loan, or
C) Seek advice from owner’s own Mortgage Adviser.

Threshold limits apply.

STEP 6
COOPERATION CONFIRMATION & FORMAL CONTRACT

After completing all assessments, we consolidate all details: final investment feasibility, confirmed reno/marketing budgets, estimated returns.

Both parties agree and sign a formal cooperation contract to start project.

Appraisal
Governance

Accuracy is the foundation of every project. We remove financial ambiguity by commissioning dual independent appraisals for every property. Our model compares current 'As-Is' market value with projected outcomes to provide a data-driven investment logic. This ensures your renovation strategy is anchored in actual Auckland market data.

STEP 4

Owner Decision Report

You receive a detailed transparency report including evidence-based ROI projections. You decide whether to proceed based on hard data, not guesswork.

STEP 5

Funding Approval

If you proceed, Revive prepares a "Lender-Ready" pack for our finance partners. Funding is strictly subject to lender approval and dual agency valuation evidence.

STEP 6

Project Management

We manage the end-to-end renovation process in stages. Our governance framework ensures high quality, transparency, and lender compliance until completion.
